It should be noted that when you engage the services of Better Building Prices in future to be known as (BBP) or associated Building Broker state web sites (Adelaide, Brisbane, Melbourne, Perth, Sydney which all clearly refer clients to the main BBP web site) you agree to getting a number of building quotes (as we state you can go get a 100 plus if you wish) on your own from builders you select using your building knowledge. We make this mandatory that you obtain at least 2 building quotes on your own so that you can compare your best building prices to the BBP best building price. When you engage our services you understand that BBP Pty Ltd will obtain one building quote from a builder we believe is pricing well to first check the price obtained is within your budget. It is your responsibility to make sure that the size and specification inclusions of the design plans you request to be drawn by BBP designers are within your budget. Our architectural designers are not building cost estimators they are home designers engaged to draw what you want. Any estimates you may force them to supply should not be taken as accurate. Until your final plans and detailed specification is completed only a final builder’s quote price will confirm the price. You need to do your own research in the press, online or at display home villages before you engage our service to make sure you are not requesting our designers to draw plans that are well outside of industry pricing boundaries which might be to your building dreams and wants but not matching your financial budget capabilities. NOTE: To say your budget is $X dollars and request a designer to draw to that exact amount is impossible and BBP it’s designers will not be liable and you should not engage our service on the fact we can draw any design “you dream” and when priced out of your budget request major design amendments free of charge or request a refund. BBP or a BBP architectural designer can give you an estimate or approximate cost estimate however that estimate cannot be used legally in any court of law in Australia. It is impossible for BBP or a BBP designer to supply any fixed price until we have a final design plan completed, your specific detailed specification list an official price from a builder. We do not obtain 2, 5, 10 or any multiple numbers of quotes from builders unless we find that it is necessary to do so. The number of quotes BBP need to obtain is based on a job by job basis and that decision is made by BBP at the time and not the client, however BBP’s intention is that we negotiate to the best of our ability to obtain our best building price and where at all possible better then a clients best price provided the client provides all details and information so BBP can do so if possible. Pricing of clients own supplied plans are based on a $1000 minimum fee and pricing fee’s quoted are determined by job size and type as a single storey could be approx $150,000 or $5million. The pricing of design plans drawn by BBP is based on a minimum $3500 for single storey and $3800 for double storey and final design quotes are determined by job size as a single storey could be approx $150,000 or $5million. The timing of a builder to supply a quote is controlled by that builder or builders and BBP will do what ever is required if possibly to obtain builders quotes as soon as possible. In most and not all cases our one price is well under any number of quotes the client may have obtained.
NOTE: BBP promotion’s or design fee refund payments (if offered at the time) are made when the client’s job commences on site with the builder BBP found which the client approved. Invoices will state either design plans only and a full refund or design plans plus specification plus BBP Pricing Service and on those invoices only a 50% refund excluding the gst payment is refunded.. Invoices that state or make no mention of any refund payment statement means no promotion offer was available or offered at the time. Consumers who have a promotion offered to them at the time they engage BBP are required prior to any payments being made by them to make sure promotion offer statements they will receive or have been offered are clearly stated on their invoice prior to them making any payment. Payments made by a client when no promotion payment offer is stated on the invoice have no future claim and is in their best interest to make sure prior to any payment making sure that any offer is stated clearly on the invoice prior to them approving or making a payment.
The design plans to be priced by BBP must be the “identical” design plans the client agrees when they make the final 50% payment to BBP which states the design plans are correct and completed ready for pricing by BBP as approved by the client. In the event the “BBP client” after being introduced to a well priced motivated builder by BBP decides not to proceed with the original design plans and price supplied by BBP cannot and should not engage that quality builder (in private conversations or meeting’s) unknown to BBP and engage and make design amendments, price amendments. with a builders alternative suggested design plan or a builders completely new design concept design plan and still then request any refund or promotion from BBP when BBP have not been (notified in writing from the BBP client their new actions not disclosed to BBP) involved with the final pricing of the amended or altered plan. BBP promotions and refunds are based on the builder’s quote we initially supply. BBP after introducing a person to a well priced quality builder cannot control conversations and negotiations taking place between the builder and the BBP client introduced to that builder when they make “unknown changes outside the original design plans drawn by BBP and client approved” to BBP who could have negotiated a better price if BBP were informed prior to you signing with the builder.
Terms and Conditions on the main BBP site and all 5 state Building Brokers web sites are the responsibility of the consumer to read prior to them making any invoice payments and can be discussed and confirmed with a BBP consultant any issues/costs/concerns prior to any payments being completed or approved for payment by a client.
In the event you the client obtain a price you believe is better then the BBP price you the client agrees to supply the entire original paperwork documents including specification and quotation documents from that builder (not tampered, altered or amended by you our client or any party in anyway) so we can complete an apple to apples price comparison. We will then supply you back a detailed list of questions you need to ask you’re so called best priced builder who must in writing confirm that all queries we have supplied to you are all included in the initial quote they supplied to you and that document must be supplied to BBP to complete our final negotiation process with a builder if required. (it is in your best interest to NOT hold close and keep secret, protect documents from a builder you approached and “assume” all will be OK before you have signed and paid the builder a deposit when you may have limited “inside” building industry knowledge as home buyer building complaints after SIGNING Legal Binding Building CONTRACTS on the internet definitely suggests it is not a good idea for you to assume.
NOTE – BBP Pty Ltd do not offer a 100% unconditional guarantee due to the high number of builders in every state. Your invoice is clearly marked “Payments are non refundable excluding * promotion payments”. We however will do what is required using our volume of jobs to have a builder reduce the original price they supplied to BBP. We do guarantee 100% that we will if required reduce the original price we supplied to you only if required. If you the client will not supply all documents from your so called better priced builder and do not allow BBP to investigate and complete its work does not allow you to ask for any refund as you are basically canceling our service. Refunds are only on the basis you commence building works on site with the best price builder we find. To receive our price which may be over your budget and for you to then go shopping builders on your own (for weeks or months) not communicating with BBP your shopping actions and then signing with a builder without notifying BBP prior to giving BBP Pty Ltd the opportunity to view all documents and negotiate with any number of builders (approved by you) at that time does not allow you to then ask for a refund as you have literally cancelled our service you originally engaged.
BBP Pricing Service – It is in our best interests to get you our best building price as we get paid by the builder a management fee much the same as a builder’s sales consultant when your job starts on site. As we deal management direct we by pass the sales commission area of any building company. Being professionals with many years working in the building industry and understanding the building industry traps and pitfalls are more knowledgeable then most consumers. We cannot have a client with limited building industry knowledge stating or demanding keeping secret information on building quotes they obtain when they cannot answer many questions within the building contract. The internet consumer complaints are proof that many home buyers assume they know what they don’t know and the law states you have to know what you don’t know as what you don’t know when signing contracts is no excuse to take any legal action against any builder. It is in your best interest to work with us in our endeavor to obtain you our best building price. If you decide to keep secret and not supply BBP documents on builder’s quotes you believe are better priced then this action by you will be taken as a cancellation of our service and no refunds will be available due to your assumptions you have a better price not investigated by BBP. We can only warn you to not assume and sign building contracts when you don’t know what you don’t know.
