If we do not get you the best building price we DO NOT GET PAID.
You do not pay BBP.
Only the best priced builder we found for your job pays our management fee and that only gets paid to BBP when your job commences on site.

How can BBP deal BUILDER DIRECT for prices?

Because we have a monthly ongoing volume of jobs available to the builders to do so.
Imagine if you owned a building company. To get clients – you generally need to spend money on advertising – Press –TV – Radio or engage sales consultants to sit in a display home.
OR
Ask Better Building Prices to send you jobs already drawn (Copyright plans owned by the client) and all you would need to do is price them well. Your advertising cost to get the clients job to price from BBP = $0. So price well and get loads of jobs handed to you on a plate. The builders pay us a management fee when your job commences on site, however, if you went direct to a builder, you generally do not have any monthly repeat volume to offer them, so you would have to deal with their sales consultant who is paid by the builder a sales commission.

What is © Copyright?

We often hear clients saying:

“You only need to alter a plan you have seen elsewhere by approximately 10% to avoid copyright.

This is not true!

For example: You see a kitchen in a builder’s display and want to put that into another builder’s design. If the builder with the kitchen design should learn that you copied their design then that builder could sue you for infringing copyright.
The simple way to understand copyright is to consider how you would respond to a question: “Where did you get the idea for the kitchen?” If you answer: “I saw it at another builders display, then you have breached copyright! You may be ordered to pay compensation to the aggrieved builder.
Be aware that some builder’s ask you to sign a letter stating that you own the copyright. They do this before they sign the Building Contract. This indemnifies them from any legal action by any other person who may claim ownership of the design before/during or after construction.
Copyright does not expire! A builder can claim a copyright infringement years after you have moved into your home if they find out you copied all or just part of their plan.

Do you have your own copyright plans, not drawn by BBP and need them priced?

We will add your job to our system so you can leverage off our volume of jobs available to the builders. This way we can get our best building price quote for you. Did you pay a fee to have your plans drawn by a designer or architect? If so we will refund an amount up to 100% of those fees you were charged when you engage our best builders quote and BBP will pay the agreed refund amount to you when you commence works with our best builder’s price.

I want to engage my own Designer or Architect

We will now refer to designer/architect under the generic name designer.
You engage a designer who offers to prepare your plans, obtain surveys, engineers details, engineers soil report, planning approvals and a building license through the local municipality.
In most cases designers claim COPYRIGHT (ownership) of the plans including all design/ideas/concepts you supplied to them. They also insist you go to builders they recommend. If you want to go to another builder YOU CANNOT unless the designer releases the Copyright to you. If they do release the Copyright make sure you call BBP as we give you a 100% Money Back Guarantee to beat your best price.


SURVEYS

Most builders use their own PREFERRED surveyors. A designer may charge you to engage a survey company. However, most builders WILL ONLY USE their preferred survey company. (The builder NOT THE DESIGNER has to give you a warranty on the construction). Consequently you may end up paying twice for a survey!!
Before engaging any one to draw your plan/design ideas ask them what company they intend to use to complete the survey. Then call a number of many well known builders and ask the following question:
“When I supply my designer plans to be costed by you – will you accept a survey from ANY company or do you ONLY use a preferred survey company?”
BBP know the survey companies most builders use and we can guide you so you can make an informed decision.


ENGINEERS DETAILS and SOIL REPORTS

Most builders use their own PREFERRED engineers. A designer may charge you to engage an engineering company. However, most builders WILL ONLY USE their preferred engineers. (The builder NOT THE ENGINEER has to give you a warranty on the construction). Consequently you may end up paying twice for the engineer’s costs!!
Before engaging any one to draw your plan/design ideas ask them what company they intend to use to complete the engineers report. Then call a number of many well known builders and ask the following question:
“When I supply my designer plans to be costed by you – will you accept an engineer’s report from ANY company or do you ONLY use a preferred engineering company?”
BBP know the engineering companies most builders use and we can guide you so you can make an informed decision.


FULL WORKING DRAWINGS

Make sure you are not being charged for EXTRA design works that many builders will ignore and not use.
Your designer completes your design and elevations incorporating all YOUR plan/design ideas. This is generally all that builders with a specification require in order to give you a fixed price building quote. However, your designer may suggest and charge you to complete full working drawings. Did you know many builders will not use detailed working drawings by an outside designer as they prefer their own in house staff to complete these very important plans which will be sent to all trades people and suppliers. After all the builder NOT THE DESIGNER has to give you a warranty on the construction based on the final detailed plans they use ON SITE.
To clarify what the builders are now doing call a number of well known builders and ask this question:
“IF I GET MY OWN DESIGN PLANS DRAWN THROUGH A DESIGNER should I pay extra for them to supply FULL WORKING DRAWINGS or are you going to have the plans redone ‘in house’?


Building License approvals and the plans lodged

Why would you lodge plans in your name or a designers name and obtain a building license to build off those plans from the local municipality when it is the builder who will build off those plans?
Most builders WILL ONLY have THEIR OWN plans approved for a building license. Regardless of your approved plans most builders will redraw and resubmit their own completed plans for approval regardless of your previous actions.
Therefore you may have paid a designer for works and lodgment costs that will never be used.
To clarify what the builders are now doing call a number of well known builders and ask this question:
“Should I get my designer to lodge the plans for a BUILDING LICENSE with the municipality and will you commit to building off those plans or are you going to redo the Building License plans and relodge your own plans?”

Designers who claim copyright ownership can STOP you from approaching builders.
They charge and complete start to finish plans and generally deal with small builders who will use their plans, IF YOU WERE able to shop around the builders and heard many builders will not use most of the works you have paid for we imagine you would not be impressed!
Does dealing with selective builders in this fashion return a competitive quote? BBP can approach builders it deals with as our plans are accepted by them all. When a designer holds copyright on your design/plan/ideas you are literally forced to deal with companies they select. Builders can quote and price any design plans and do not need full working drawings in order to provide a price. Everything can be included in a detailed specification attached to the plans that BBP do for you.

TRAPS and PITFALLS

Don’t get trapped…
If you work with standard builder’s plans and provide the builder with all of your plan/design ideas once the plans are drawn COPYRIGHT is owned by the Builder. If you are not satisfied with the price they quote YOU CANNOT take those plans to another builder and ask for a quote.
You do NOT OWN THE COPYRIGHT!
Most of the time the builder’s standard plan is altered so much it looks nothing like the original. But the builder owns copyright if they drew the plans incorporating your ideas.
The same situation may exist with designers and architects. BEFORE engaging any person to draw your plans incorporating your ideas ask who will own the copyright when the design plans are completed.
Make sure you ask this question BEFORE disclosing your concept ideas.
IMPORTANT: Builders may often say a standard plan they have is cheaper than having your own plans individually drawn. However, how with limited industry knowledge do you know if you are dealing with a well priced builder! REMEMBER if you supply all your/design/concept ideas and incorporate them into a builders standard plan THEY own the copyright. If the price they supply is over your budget you need to ask them if you CAN approach another builder and incorporate all the design ideas you gave them when they drew them into their plan as they could claim copyright.
