OPTION 1 – We love a Builders display home design

If you find a builders display home then you have no options available but to sign with them. They own the copyright. The builder’s salesperson will generally arrange or supply any plan amendments and prices for any extras you request.

IMPORTANT – we love the display design but cannot afford it and have been shown a similar plan to the display home at a much reduced price. Buying a builder’s display home design you can see and touch is very different to buying from a similar plan to that display design which you cannot see. Demand to see the similar plan another client has built and take your measuring tape and talk to that owner.

NOTE – Do not be sold on the idea that a builder’s standard plan is cheaper than designing your own individual design. 10,000 bricks, 3 basins, 4 sets of taps, 22 doors etc cost exactly the same.


OPTION 2 - We have seen a builder’s plan on a brochure which is NOT ON DISPLAY

If the builder’s sales consultant says it is similar to a display home – Demand to see the similar plan another client has built and take your measuring tape and talk to that owner.

If you are going to buy a home on paper where you cannot walk through the home to see the exact design then you would be better off designing your own copyright plan and shopping to get builders to compete for you business.

OPTION 3 - Select a builder to design and draw your own INDIVIDUAL DESIGN

WARNING – confirm in writing who will be the Copyright owner before you disclose your design ideas to anyone who can draw them for you otherwise you will lose them. When you demand copyright ownership you may find the free design service initially offered will no longer be available and a design fee will be charged.

OPTION 4 - Engage a Home Designer / Architect / Draftsman / Consultant / Project Manager to draw your designs

Many of the above only do a few design jobs a month and that’s not enough volume to attract great building prices. Some will draw your plans and then give them to you to shop builders on your own.
