Question 1:

What do the letters ‘PS’ mean, when a builder/salesperson prints them alongside a dollar figure on your initial building quote, prior to you paying a deposit and signing an initial preliminary agreement with them?

IMPORTANT: Does the meaning of this ‘PS’ change when it is alongside a dollar amount item, or items, stated in the final legally binding building contract the builder gives to you to sign?

Who pays – if the original quoted ‘PS’ dollar amount goes up – when you have to sign the final building contract some 8 weeks later?

Question 2:

What do the letters ‘PC’ mean. Note – it has nothing to do with the site works or service runs. Every new home building price you receive, see in the press or any builders brochure or display home plan has them but home buyers do not get to see them as they are hidden. Did you know that?

Question 3:

What do the expressions ‘materials handling fee’, or ‘site access fee’, or ‘piling’ mean? If these items were not in your original quote, but they appear on your building contract some 8 weeks later after you pay a deposit, who has to pay for these fees?

Question 4:

What does the term ‘site set out fee’ mean? Does your project need one? Do all builders include this in their initial home building quote to you?

Can a builder not include it in the building quote, but add in the cost some 8 weeks later after you paid them a deposit some 8 weeks earlier?

Can it be added as one of the ‘PS’ items on your final building contract which is given to you weeks after you have signed up and paid a deposit?

What does a ‘re-peg fee’ mean?

What is the work that is required in order to find out if your block of land requires a ‘re-peg’?

Do all builders include a ‘re-peg fee’ in the initial building quote they supply to you before you sign or can they charge some 8 weeks later when they give you the contract to sign?

Question 5:

If you see, a home advertised as 200sq/mts, and you see another advertised as 190sq/mts, which is actually the bigger home?

WARNING: Do not be caught buying a home YOU THINK is bigger when it is actually smaller. There is a HUGE TRAP HERE, and you need to know how to pick this up. You are talking many thousands of dollars if you do not get this right.

In this example, if the 190 sq/mts home is measured using the same DIMENSION TECHNIQUE as the 200sq/mts home, then the 190sq/mts home is ACTUALLY 208 sq/mts – and is the bigger home. Call and we can tell you what you need to be asking the builders.

Question 6:

Is it cheaper to build using a standard builder’s home plan than having your own individual plan designed, drawn up, and independently priced?

You can be very wrong to assume that a builder’s standard plan is cheaper, and this could actually cost you tens of thousands of dollars!

You may have heard it is cheaper to use a builders standard plan – BUT WHO TOLD YOU THAT?  A salesperson? When a builder owns the Copyright to the design you select or have them draw for you they have blocked you legally from shopping them against other builders. You are locked in to dealing with them only. It sounds right the standard will be cheaper but it is a Catch to Catch you. 10 doors cost no more in a standard plan then your own copyright owned plan.

In fact, a well-priced builder quoting on your individual home design could be much less in cost than using a builder’s standard plan. Ask us how to check the real price comparison for yourself and don’t fall victim to this marketing.

Question 7:

If you engage a designer or architect to draw your plans, how do you know you have engaged a quality home designer or architect and are paying a competitive price?

Example: Garages – look in the weekend press new home guides and on the internet. You will see that some builders have a dimension on the garage size and others do not. Why is that?

Have a look at a variety of builder’s brochures and plans NOW – and you will see what you never saw before!

All the room dimensions are stated, but why not the garage dimensions?

Why are the garage dimensions stated on some plans, and not others?

If you have missed something as simple as garage dimensions, just imagine what other important information you may have overlooked that might not be this obvious!

Don’t move in on the first day to find out you got caught buying a small garage because the builder was offering a lower house price then another builder.

Question 9:

If you have to build your garage or a wall on the boundary line, is it cheaper to build it on the line or slightly off it? If you could build your garage or wall off the boundary line, by how much (in centimeters) would it have to be, to save you big money?

Question 10:

If a builder says they will draw up your home design ideas FREE of charge, would you ask what the catch is?

The catch is: they will OWN the Copyright of your home design and all your design ideas! In this way, they can stop you from pricing with other builders.

They will be the ONLY builder who can price your home plans. You have ZERO control and will end up signing a building contract and assume it is your best building price without having been able to obtain any other competitive comparison quotes from other builders.

Would you now consider buying in this ‘locked-in’ position with just one builder is really such a good idea?
